Residential Park Home Village
The quiet nature of the park makes it a perfect choice for retired or semi-retired folk, who are looking for a village lifestyle and strong community spirit and while children are not encouraged as residents on the park they will love to visit.
The park is a member of BH&HPA (British Holiday & Home Parks Association Ltd) and lodges provide all of the comforts of home with double-glazing, central heating, fully fitted kitchens and bathrooms with carpets, curtains and all furnishings included in the price. All homes are custom made to residents’ specifications although show homes are available to view and buy. Available plots range in size from 38' x 18' to 42’ x 20’ and prices start in the region of £110,000 but exact price will depend upon individual choices. As the park matures there are also some second hand lodges available.
Lodge owners have the benefits and security of tenure afforded by the Mobile Homes Act 2013.
Lodges are lease hold so pitch fee is payable.
Pitch Fee includes:-
24 hour security including card access barrier
Water rates
Street lighting
Gas/Electricity (belowground) maintenance including meter
No standing charge for Elec/Gas meter (Only pay for what you use)
Maintenance of sewerage systems
Maintenance of roads
Landscaping and grass cutting (weather permitting) up to a foot from the owners lodge
Parking for one car (area can be upgraded to accept two cars at your own cost)
Access to six acres of private woodland with no public access
(to be used at your own risk -this is not a maintained woodland)
Fishing on our two mile stretch of the River Wear
Use of the residents village hall
Allotments (if any are spare)
During adverse weather we snow plough the park roads and supply salt bins

Gas and electricity are metered with meters being read monthly and charges will be payable to the park shop. Park home owners will be liable to pay council tax and we have been advised that the park homes will be classed as Band A. (£1217 for 2018.)
The exterior of the homes have a wood effect composite finish. To ensure continuity throughout the park decking will also be made from the same material. Using the latest thermoplastic technology you have the beautiful look of wood without the maintenance!

Please be aware that under the new legislation the park owners are not allowed to get involved in any private sale. Once you have agreed a price for the lodge, you, the buyer must retain 5% back, the seller must provide the buyer with the bank details of the park to pay the commission within 7 days of purchase.
