Finchale Abbey Eco Village Development overview.

The caravan park at Finchale has two distinctive parts, the static park and the touring site. In October 2004 the static park started a major redevelopment which will ultimately comprise of the removal of the current caravans and the introduction of fully serviced residential park homes.

Firstly, let us look at the history of the family at Finchale. Mr. and Mrs. Welsh bought the Caravan Park in 1951. They built the site up from small beginnings and when they retired in 1994 they handed over to Eric and Ann, two of their children, a thriving family business. With changing times and a higher level of expectation from the clients of the park, Eric and Ann have set about to develop the park and bring it into the twenty-first century. 

Many changes have been implemented since the handover but the biggest part of the development is just about to take place. At the moment the park has a license for twenty-five residential caravans and ninety holiday homes. At the beginning of 2003 we had a visit from the environmental officer who advised us to upgrade the park, put services in and as long as we followed his guidelines we could upgrade to an extra fifty residential plots in place of the ninety static vans. 

 

 

The park is BH&HPA approved and will provide all of the comforts of home with mains services and LPG gas. All homes will be built to a high standard with double glazing, central heating, fully fitted kitchen and bathrooms with carpets, curtains and even fully furnished.

 

There is a wide range of fixtures, fittings and furniture to choose from and all homes are built to individual specification.

There is a choice of two or three bedroom homes with the option of a study. The main living area may be open plan or have separate dining and living areas.

The quiet nature of the park makes it a perfect choice for retired or semi-retired folk, who are looking for a village lifestyle and strong community spirit and while children are not encouraged as residents on the park they will love to visit.

The park is BH&HPA approved and lodges provide all of the comforts of home with double-glazing, central heating, fully fitted kitchens and bathrooms with carpets, curtains and all furnishings included in the price. All homes are custom made to residents’ specifications although show homes are available to view and buy. Homes range in size from 42’ x 20’ to 50’ x 20’ and prices start in the region of £110,000 but exact price will depend upon individual choices.

         

          Lodge owners have the benefits and security of tenure afforded by the Mobile Homes Act 1983 Rent is payable at a rate of £174 per calendar month (fixed until 2010).

The rent includes:-

24 hour security including card access barrier

water rates

street lighting

gas/electricity (belowground) maintenance including meter

maintenance of sewerage systems

maintenance of roads

Landscaping and grass cutting

 

          Gas and electricity will be metered with meters being read at an agreed interval and charges will be payable to the park shop. There is no standing charge for meters. Park home owners will be liable to pay council tax and we have been advised that the park homes will be classed as Band A.  (Approx £850 for 2005.)

 

          Should you wish to sell your park home we reserve the right to sell your home for you. Your family may take over your park home provided that they meet the aforementioned criteria.

 

The exterior of the homes have a wood effect finish supplied by 'EZEDECK.' To ensure continuity throughout the park decking will also be produced by 'EZEDECK.' Using recycled materials and the latest thermoplastic technology you have the beautiful look of wood without the maintenance!
